Sweat Equity plays an important role in commercial real estate investing because as an investor, you’ve got to decide how much time and effort you are willing to put into a property. If you found a two family flat in a stable community worth potentially $100,000 but it needed repairs in the amount of $20,000, what would you pay for this property? Would you pay $80,000? I hope not! In my experience, the property is probably worth about $50,000 to $55,000. Why? Because you have a lot of risk and sweat equity (time) which is worth a great deal of money. In other words, you have to pay yourself for your work.

As you can see, it’s important to thoroughly examine the sweat equity needed. Your willingness to invest a little time and hard work can go a long way toward turning a real estate purchase into a phenomenal investment.
